My light has stopped working, what do I do?
1.1 Click here for more thorough information. You may pay your rent in any of the following ways: You can mail it to us @ P.O.Box 740, Fort Collins, CO 80522. You can pay On-line here. You can drop off rent at our office located at 225 W. Oak St, Fort Collins. 
1.2 Click here to reference the section of our lease that addresses this issue. If you would like to receive your rent discount, you must pay your rent on or before the first of each month. In an attempt to be fair and equitable to everyone, no exceptions are made! If KEVCO is closed on the first, we have a mail slot/drop box located to the left side of our front door at the base. Please put your rent in an envelope with your address on the outside and slide throught the slot to ensure proper credit. If you fail to pay your rent on or before the first day of the month, you are no longer eligable to receive your rent discount. Rent is not late until the fourth of the month. If your rent is late, please pay the $50.00 late fee. As a policy, KEVCO will post notice to pay rent or quit on the 5th day of the month. 
1.3 No. Rent due is the entire amount due for the property whether 1 person or 3 people live there. Please be aware of the City of Fort Collins' Occupancy regulations by clicking here. 
1.4 While the writer of this FAQ does not hold a Ph-D in mathematics, it is fairly obvious that most months have an average of 30 days, allowing for 30 potential days to pay rent. A tenant can pay their rent any day ON OR BEFORE THE FIRST DAY OF THE MONTH in order to get their discount. Go ahead, get crazy, pay your rent on the 28th. KEVCO will not cash your checks prior to the 1st. 
1.5 All envelopes must be received by the the 1st to be eligible for the rent discount. Any rent received after the 3rd of the month will be processed as late.

2.1 All of our leases start August 1st and end July 31st. If a property is "already leased for 2006", it will be available again August 1st, 2007. 
2.3 Yes. We need to know a day in advance of when you want to see the property so that we can set it up with the tenants. If a property is vacant, we can normally show it with an hour notice. You can email us to set up a showing at contact@kevco.com or call us at (970) 419-8881. 
2.4 KEVCO requires a rental application from anyone who wants to sign a lease with us. When processing the application KEVCO checks four main things: credit, background, income to rent ratio and references. Don't panic, each of these factors does not need to be perfect in order to rent with us, however the better each factor comes back is to your advantage.
If you simply do not have credit history yet but all other factors are looking good, then KEVCO would rent to you. If your credit is bad and you offer a co-signer (who will have to fill out an application), we may be able to rent to you assuming all other factors come back in your favor. If we turn you down because of bad credit we will always send you a copy of the credit report for you to review.
For the background check we need to make sure you are not guilty of any serious felonies or endanger the property in which you're trying to lease.
If your income to rent ratio is not good, meaning you do not have a job, or you have a part-time job, or you are only a student, that is ok, we just need to make sure you are financially secure enough to pay the rent every month. Often times student's parents are paying the rent and if this is the case just let KEVCO know, we are student friendly.
If you have been renting before applying to KEVCO please put down the most current rental reference. That is the most important reference we check. If you do not have a rental history, it is fine to put down anyone who knows you well and wouldn't mind if we asked them a few quick questions.
We understand that each situation is unique, but in order to be fair we stick to those four factors when processing an application. 
4.1 The City of Fort Collins has an ordinance that states that no more than 3 unrelated adults can occupy a premise. The reasoning for, and potential enforcement of this ordinance, is to control density in residential neighborhoods and the problems associated with that density ie parking, parties, rubbish, etc. Therefore, we can only rent homes to no more than 3 adults. Please be aware that as a Tenant, you are responsible for complying with this ordinance. This issue is addressed in our lease here. 
4.2
We allow all pets. There is a one time, pet fee of $100-- per pet. There is no pet rent. Please, no aggressive breeds (pit bulls, rotts.) 
5.1 Sometimes the garbage disposal just needs to be reset. Most have a reset switch underneath the sink. If that doesn't work, please contact KEVCO and we can send a maintenance person to make repairs or replace if necessary. Please be careful in use of the disposal. Only put small amounts of food in at a time and run plenty of water while the disposal is running. Sometimes we find non-food items and large amounts of food in the disposals that cause the problem and, in those cases, the Tenant is responsible for the cost of the repair and/or replacement. 
5.2 First, try changing the bulb with another bulb that you know is working and is an appropriate wattage for the fixture (most ceiling fixtures can handle a maximum of a 100 watt bulb). Second, make sure that there is power to the light by checking to see if you have a tripped breaker. If that doesn't work, please contact KEVCO and we can arrange for repair.
